3333 Walnut

MAVD led the acquisition, redevelopment, and sale of this prime Boulder property. At the time of acquisition in 2012, 3333 Walnut consisted of a 45,000 SF metal warehouse building, 65,000 SF office building, and a vacant parcel of land.

MAVD worked with the original building architect, Denver-based Davis Partnership Architects, to design and integrate a new graceful, three-story 89,000 SF addition to the original structure. After a successful entitlement effort with the City of Boulder, MAVD demolished the metal warehouse building, and developed the three-story addition while updating certain components of the existing structure.  The renovated and expanded office building contains flexible work areas, roll-up doors, polished concrete finishes, outdoor decks with stunning views of the Flat Irons, and an efficient roof-top solar array. MAVD optimized the site to integrate on-site storm water detention and efficient surface parking. 

During entitlement, MAVD leased-up the entire 154,000 SF building and later sold the building to an institutional investor in 2015 upon completion of the addition. At the time, it was the largest single office building transaction in Boulder history and produced outstanding returns to the MAVD investors.
